Daylight savings is now here and with that comes the annual moonlight markets in Denistone East which of course is the major fundraiser for Denistone East Public School. This year they are on Friday the 3rd of November and will feature a number of stalls and exhibitions and will be a great evening for all families.
Due to its popularity, this year we will be sponsoring the major attraction for the second year running, which is the 9D movie cinema experience. Showing exciting animated movies with surround sound, coupled with “active motion” seats and dramatic effects such as rain, fog, lightning, wind, snow and touch. It is an experience not to miss.
Now, as suggested in various news reports, the Ryde property market has shifted slightly over the past month with a larger amount of properties now available for sale and auction. The number of buyers coming through properties has lowered however the quality of interest and buying intentions are still very serious and strong.
More than ever, the most important things to consider when selling is how to best position your property in the market, including presentation, quality of marketing and your selling strategy.
Last month we had some strong results however there were two properties deserving a special mention. Firstly 16a Richard Johnson Cr, Ryde which sold at auction for $1,480,000. This home was situated on 320m2, however the property was presented perfectly and combined with our strategy allowed us to have 5 bidders competing at auction.
The second one to take note of was 471 Blaxland Rd, Denistone East which sold for $1,685,000. This final price was $185,000 over reserve and this really indicated to us that even though the market has cooled off a little, with the right strategy and marketing, buyers will still compete strongly for a property in this area.
